Most commercial buildings generate data every minute, yet few can explain why they perform the way they do. At the HSBC 13th Annual China Conference today, BEE Incorporations Founder and President Alessandro Bisagni argued that the gap between data and understanding is now the single biggest barrier to decarbonising real estate at scale.
Bisagni presented BEE Sense, the company’s AI building performance intelligence platform, during the conference’s Climate Tech Innovation Showcase. The platform is already live on real portfolios across Greater China, Asia Pacific, Europe and the Americas. Rather than leaving operators to interpret fragmented sensor readings, BEE Sense turns live building data into a coherent narrative about what is driving energy use, emissions and comfort.
The showcase, hosted by HSBC’s Global Sustainability Solutions team, brought together founders whose technologies are designed to be deployed inside industry to drive efficiency, support the net-zero transition and reduce cost. For BEE, the invitation reflected more than a decade of work as a building engineering and sustainability consultancy with offices across four continents. The company’s credentials in LEED and WELL certification mean it is often called in to verify that buildings meet standards; BEE Sense extends that expertise from compliance reporting into ongoing operations.
During the pitch, Bisagni showed how the platform combines real-time monitoring with building engineering knowledge to flag not only where a portfolio is underperforming, but why. The distinction matters: a chiller running inefficiently, an HVAC schedule misaligned with occupancy, and a façade losing more heat than designed can all look like rising energy on a dashboard. BEE Sense aims to separate symptoms from causes so owners and operators can act on the right intervention first.
The session was followed by a networking reception where delegates could question the founders directly and explore how the technologies might fit their own portfolios.
BEE’s participation in the showcase sits alongside its broader advisory work on green building certifications, building commissioning and performance optimisation. As banks and asset managers increasingly tie capital to verified climate outcomes, tools that turn building data into credible, actionable insight are becoming part of the standard toolkit.
